Titan Quest Immortal Throne - The framerate slows

With Titan Quest: Immortal Throne 0.13.2, everything is fine except for when I opened a UI window (inventory, map, quest dialogue, etc) . However, the framerate slowed to a crawl. Then, I updated it to 014.0. However, the framerate goes down without the need of any UI windows open, and then gets even worse (to the single digits) with a window open.
How to solve this problem?
